Duta Nusantara is a landed project with mostly semiD (few different layout) and limited bungalows. It built on a square land, I can only conclude this is a very good potential project as this topic I want to focus choosing a right unit here.
What are the factors to decide a right unit? Avoid things cant resolve by money, such as highway, electric pylon & etc. This is especially important if you invest in luxury property. Unfortunately, most people focus in bargaining price because of water leaking, not well maintain and some other issues can be resolved by money easily.
What are the potential risk when getting unit in Duta Nusantara, if you refer to first diagram, you will find
1 Electric pylon pass through
2 Highway nearby
3 Near main road
What other people say then?
Yellow colour row : High tension
Lavender colour row : There are several comments on this row, but giving most impact are those nearer to highway. Rest of them more are individual preference
Green colour row : Most demand area.
So, what are the differences after talking so much. We demonstrate by $.
Assume interior condition about the same, green colour rental can go 15-16k for semiD, and unit in yellow colour probably at 9k or even lesser or to the extend cant find tenant. Selling price for green colour easily 5.2m~5.5m+, but yellow colour maybe can get discount price less than 4.3m.
Looking an unit in Duta Nusantara? I have an unit for sale 5.3m. I don't recommend buy cheap sell cheap strategy in Duta Nusantara.
