How to invest property in Kuala Lumpur - Part 9

Another case study here, today I will talk about shop I found in Bandar Sungai Long, Cheras.

Part 9 - Elements that make commercial hub success
I found a shop for sale 3.2m here, after I told some people who origin from Cheras area, they told me very high cannot buy.

This is my personal thought, 3.2m is under value. You should grad whatever decent unit as long as available for sale. Personally I will say for 3sty shop in this area, this should worth 4m and rental should increase.

This place got all kind of necessary factors to make a commercial hub success
1 High density residential yet walking distance. Just look at high rise condo around, and use google map to measure walking distance
2 People must come. College campus, hospital, banks around
3 Young blood. College campus attract lot of youngsters, this age group are spending money lot.
4 typical Chinese area. Chinese area usually can see F&B, early education, nursery, that occupy upper floor and make the fully tenanted
5 Reasonable development plan
6 Bus station

Sungai Long is just part of KL, income level is on par as KL income, this commercial area is potential as SS2 & uptown. Most important is to grab and invest whatever good unit among available, so which one is better unit among. Lets continue next topic
