How to invest property in Kuala Lumpur - Part 8

Different requirement will need different type of property, I believe tactic to find tenant are different at the same time. Personally my experience is not vast until can cover every aspect, I can only share something I come across here.  The following skills I share with the assumption of your have chosen a right property and provide decent quality inside (Please not to misunderstand, I don't mean most expensive renovation here).

Part 8 - More about save agent fee
Lets talk about studio & those 1 room or 2 rooms condo and service apartment here. Personally I believe it is not much different whether you are working on middle class condo or upper class condo, you just need to advertise advertise and advertise. Two things you need to do your best, your advertisement needs to be more frequent and higher visibility than other agents. If you advertise on newspaper, make sure your advertisement is bigger than other people. If you advertise online, always ensure your advertisement appear as first few.

If you are working on 3rooms or 4rooms onward, you will need corporate sale as pushing mechanism more than advertisement pulling mechanism. Furthermore, I believe mid market and upper market are different for larger build up. I focus more on luxury condo, for those 2ksf and especially 3ksf onward, corporate sale plays an important role in finding tenant. You will need to make cold call to corporate, find out person in charge for rental, offer him your listing, follow up if any expat coming. Some time one company cannot break through, you will need to call ten or even hundred until you secure your tenant.

It is really possible for landlord to save agent fee especially if you  have a lot of  properties.
