Before you decide, allow me to differentiate myself with other agents, have many agents out there do provide public info like this? Shall you look for me in real estate requirement? Please let me know if you have condo to let at RM2500+/-, near Bangsa south (kampung kerinchi area), or at least near LRT area and not too far to reach Bangsa south. I got a company looking for condo for 2~3 staffs coming in December. Working at Bangsa south, convenience (near putra LRT) and not too expensive for company to afford.
The following was what i heard from existing owner (i dint have chance to participate launching, therefore i wont have accurate information).
Launching price
Shoplots: RM 1300 psf
Office: RM 450 psf
service apartment: RM400 psf
Current market price (i compare base on my 60over units and other advertisement around, again, i cant guarantee this reflects actual price)
Shoplots: Sell at RM 1700 ~ RM 1900 psf
Office: Sell at RM 540 ~ RM 560 psf
service apartment: Sell at RM 580 ~ RM 630 psf
Shoplots: Rent at price gap is too big due to location and size
Office: Rent at RM 2 psf (bare unit)
service apartment: Rent at price gap is too big due to interior design, size and types.
