After setting up your testing requirement, you may start call to advertisers as many if you can to dig more info. Through out list of advertiser you called, likely you will found out market supplies and pricing range of it.

If you are the salesman here today, a buyer offer you a Honda price to buy your boss BMW, how would you tell your boss then? Same go to you are buying property and facing agent and owner at the other end. I hardly believe you will date a girl but you will telling her you can only buy her a fast food dinner yet want to have a romance and sweet night time with her after that.
Any experience agent will be able to identify if you are a ready buyer within a short conversation, you may loss your opportunity to see a right one, a good one, don't even say you got chance to buy.
Buy property is more than I got money I can buy, most important is change your mentality, change your behavior, knowing the market price, knowing you will not put your agent in wrong position, knowing you are not insulting the seller, knowing you don't close the hidden opportunity yourself. We are not a fool, unless we fool ourselves.
