Property investment in Malaysia is getting hot and hot especially property in Kuala Lumpur. If you ask whether a bubble? Obviously i will say YES, If you ask me. Most people think on hold and wait for price adjustment, my 0.5 cent opinion, likely you will DISAPPOINTED?
Lets look at some phenomenas here:
1 Property price is really really expensive.
2 It always take longer time to get tenants
3 Rental always below yield expectation
4 Subsales not very active but lot of enquiry.
All above are truth in general or at least apply to several projects in town. What is the reason that support the pricing then? This is little bit industry insights, and let me just share my tought on conditions that will bring the price down.
- If US happen double dip. Or few EU countries economical collapse likes iceland.
- Our BLR goes up to 11~13%.
1 more personal opinion, if you have any property that bring capital return slightly lower than expectation and yet difficult to rent out, perhaps you may consider cash out and put under OTHER investment. Such as? ........

This post was a month back. Till today, i still believe it is bubble and our next week year government budget stimulates it grows bigger. Most of government money pump into infrastructure related area.

ReplyDeleteGovernment has done a right job at today. The 3rd properties only allow loan margin of 70%. This really give people a breath.
Anyone see bubble burst here after i came out the topic half year ago? But the price either stagnant or some projects in KLCC or Mont Kiara are keep going up.
ReplyDeleteIf you are the person who hold on 6mths ago, it is good you can hold on further, price has gone up generally. Who will tell you bubble always? And who tell you KLCC this no good, Mont Kiara that no good? Usually are those never buy KLCC or Mont Kiara at all.
