If you are really investor type, knowing how to decorate your assets, knowing what kind of prospect you should target, knowing how to value added your unit and deal with real estate agent well, i will highly recommend this 1145sf service apartment.

This 1145sf is something special you may not find at many other properties commonly. However, some people may not like this kind of weird layout. Some of these (i heard from some owners, again , i m not from developer, i wont know actual things, they said only boulevard & urbane tower) units are split doors.

Hahahaha, sounds weird? What is this? Of course i have very hard time dealing with many owners, perhpas they really dont know what they bought and how to work on this. Until a day i met a professional player......

Split door of this 1145sf service apartment means, there are 2 site by site units separated by an original wall from developer (owner never add or modify to become 2 units) under 1 strata title. Means, if you want to buy this, whether you like it or don't, you have to take both unit at the same time, same go to secondary market, existing owner must sell you both unit at the same time. There are a common entrance (original no grill, of course you can add grill yourself, secondary market may come with grill) for both unit. Another type of this 1145sf is 2rooms in 1 unit.

What so special on this split door then? Professional play treats it as 2 studio unit, 1 big and 1 small. They engage professional interior designer (invest some money) to get both units done properly to exchange high rental return. How much different? Usually 4k and above for good furnishing and 3k for basic furnishing. Of course, there are many investor bought similar item and expect same return without hard work. At the end, their unit stuck. If you find you are not professional interior designer, contact me. Dont worry, i dont earn money from recommend a premium service provider, my job still focus on real estate. By the way, i only recommend something premium and quality. Cheap cheap expectation don't call me. There are reasons behind from additional furnishing investment, but in future posting.
